Investment Strategy

Introduction

Currently our investment mix includes under managed or underdeveloped assets in the $2-20 million dollar range. At Park Lane Group we practice an active management policy believing that we can find inefficiencies in any given market place. We capitalize on these inefficiencies by creating value not only for the short term but for the long term. 

We at Park Lane believe in a well diversified portfolio with both stable income producing properties along with value added assets. With either type of investment, capital restructuring can play a major role to optimize an investor’s return.  Timing is crucial in the restructuring process as markets and rates are always fluctuating. Having the expertise and know how in such a situation is a vital skill that we at Park Lane are proficient at.

Implementing capital improvements and expense reduction are two other ways that we can profit from an asset that isn’t quit up to par.  During the physical due diligence process we can accurately project and budget needed capital improvements from our extensive array of resources.  We can realistically project the cost of an improvement and the dollar amount of added value in our holding period.  By implementing needed capital improvements not only our tenants, but our investors benefit.

DiligenceDue Diligence We consider the due diligence and the underwriting process one of the most important stages in the cycle of any transaction. By putting in the time and doing our homework we can substantially lower the risk of any investment. When we underwrite and analyze a market we do more then just find its market value, we find its intrinsic value.  We try and find hidden opportunities in every transaction to optimize our clients return. 
 
During the due diligence process we focus intensive care in our market analysis studies.  Understanding your market and what fuels it must be a well known factor from the inside out.  Our team intensely studies the market by closely focusing on its competition, comparable rents, demographics, surrounding communities, and past performance.  
 
Park Lane realizes that no two transactions are ever the same and works intimately with investors to strategize the most effective, efficient, and beneficial returns given any situation. Park Lane is determined to maximize an investor’s risk-adjusted return while creating value in any property acquired.  Because we are contributors in each investment we assure nothing but the utmost care and precision.
